Overview

Eric Wright Construction were the preferred developers on the Liverpool International Business Park.

The project involved the construction of a 175,000 sq ft industrial unit including offices with 50 metre service yard and parking.

The specification for this development includes 18 dock level loading doors, 2 level access doors, 50 trailer spaces, 180 car parking spaces and 12.5m underside of haunch.

Liverpool International Business Park sits next to the Speke and Garston Coastal Reserve and adjacent to Liverpool John Lennon Airport.  Numersous amenities can be found in the area surrounding the Business Park including Hampton by Hilton Hotel, B&M Retail, New Mersey Shopping Park and David Lloyd Fitness.

The prime location of the Business Park offers easy access to the M62 motorway and close to the Port of Liverpool.

Key Challenges

The exposed position of the site on the estuary challenged our logistical approach to the build.

The project was also undertaken in sensitive ecological surroundings which in turn put restrains on our building methodologies.

The incoming services required complex shutdowns of energy supplies to neighbouring businesses ensuring minimum disruption.

Added Value

We were able to add value to this scheme through introducing the use of lime stabilisation, which allowed the ground to be stabilised without the need to export and import large quantities of ground materials.

We also provided design information for the adjacent Peel Development site to allow excavated materials from L175 to be moved across and levelled to suit the clients’ requirements.

When undertaking the design of scheme, we future proofed the building and utility services, allowing flexibility for future use.

 

Eric Wright Construction established a close working relationship with the client to achieve an early access date for tenant fit out.
