Overview

The project comprises design and build of a 500,000 sq ft distribution facility for end user, B&M Bargains, at Liverpool International Business Park in Speke.

The 15 metre high facility includes 25,000 sq ft of office space, plus a 3,500 sq ft transport control facility.

Key Challenges

One of the key challenges on this scheme was the possibility of unexploded ordinance around the area as the site was ex RAF Speke. We contracted BACTEC to provide the site team with a one day course on how to deal with this and identify any ordinance.

A further key challenge was undertaking the large internal and external concrete pours during the summer months. The service was critical and additional efforts were made by the site team to ensure the subcontractors and supplier prioritised the scheme and ensured during pours there was always a ‘back up’ plant on standby should there be an issue.

Added Value

The programme period was determined by the contractor and following intensive engagement with our main supply chain partners, we were able to commit to a robust programme time frame allowing earlier end user access.

As part of the negotiation process we also undertook extensive earth work modelling and ground improvement solutions including lime stabilisation to reduce the project costs, improve programme duration and ensure the ground  was suitable and substantial enough for the building

We recognised the project was potentially within a marine environment and we offered enhanced specification to the roof and wall cladding, prolonging the design life of the building fabric to 30 years.
