Overview
This project comprises the demolition of the existing redundant office buildings occupying the site and the design and construction of 34 new build dwellings:
- 2 three bedroom, five person houses
- 16 two bedroom, four person houses
- 12 one bedroom, two person apartments
- 4 two bedroom, three person apartments
The properties were completed in two consecutive phases to enable early occupation of the first phase.
All of the properties have been designed and constructed to achieve Code for Sustainable Homes Level 3 and the site as a whole has been developed to maximize the environmental potential by enhanced planting and retaining existing mature trees and hedges.

Key Challenges
The affordable housing scheme overcame a number of environmental factors to maintain the character of the site.
This included the protection and retention of a number of mature trees at the front of the site which required us to adjust the finished level of the plots and road to suit and delaying the whole project to allow the careful management of nesting birds and foraging bats.
The site team minimised the impact of deliveries by parking on the local industrial estate and on site. No vehicles are parked on the road.
The project was awarded a Considerate Constructors Performance Beyond Compliance Certificate for the team’s sensitivity to the surrounding environment, communities and neighbourhoods.
Added Value
The site strived to employ a local workforce with 50% of employees coming from the local area.
Regular talks with representatives from the local community group took place, keeping them updated and an opportunity to feedback to team members. 100% of waste was diverted from landfill.
