We provide all of our services through a combination of our teams and specialist supply chain partners to deliver the most appropriate blend for your current and future requirements. On and off site solutions
As part of our evaluation of the most appropriate solution, we will recommend a combination of on-site services and off site (mobile) solutions.
Our mobile services are provided by our in-house team of multi-skilled personnel supported by our accredited supply chain partners.
For example, all our off site teams are accredited to the control of Legionella bacteria in water systems (L8). All our work is backed up with a range of accreditations: ISO 9001, 14001 and OHSAS 18001. This is further enhanced through our technical services team of engineers whose qualifications include HNC Building Services and HNC & ONC Mechanical Plant Engineering.
In addition to our mobile capability, we operate a significant number of buildings across the North of England for our clients within the education, healthcare, extra care, and commercial sectors.
24/7 service desk
Our 24/7/365 facility based at our head office in Preston handles over 90,000 calls per annum for a variety of clients and contractors. This call volume is supported by our computer aided facilities management (CAFM) platform that delivers to various SLAs and KPIs.
Our Clients are able to report issues over the phone or directly into the system via the online web portal.
The CAFM system will hold data relating to all requests raised, together with the response audit trail and details of all planned preventative maintenance tasks. This information will be used to generate reports to our clients at agreed frequencies.
Planned preventative maintenance (PPM)
Your appointed facilities manager will work with you to draw up an annual planned maintenance schedule to keep you compliant with current legislation. This will be based on the assets you have within your building. We will work with you to optimise the operation of your building plant and assets, reviewing existing schedules or compiling new ones.
The resulting maintenance plan ensures works are carried out when required, test certificates are kept up to date and additional remedial work is undertaken. This will form part of your overall maintenance strategy, balancing planned maintenance spend and reducing reactive works.
Legislative compliance works cover items such as:
- Fire alarms/emergency lighting
- Gas inspections
- PAT testing
- 5 year fixed wire testing
- Water hygiene monitoring
Combining the management of planned and reactive works can deliver efficiencies, allowing planned works to be carried out at the same time as a reactive call, or allowing a reactive call to be postponed for the cheaper planned visit.
The objectives of a PPM plan:
- Provide statutory compliance
- Minimise breakdowns
- Extend the life of assets
- Ensure disruption to the facilities are minimised
- Maintaining an acceptable functionality
Unless we have a valid reason, all PPM is carried out in accordance with the SFG20 Standard Maintenance Specification for Building Services.
Soft FM
We provide a full range of soft FM services through our on-site teams and specialist service partners as part of its facilities management solution across the North.
Catering and hospitality services
We provide vending, catering and hospitality services in combination with other services when developing our facilities management solutions. After gaining a full understanding of your requirements, we work with you to develop a catering service that delivers. We have experience of delivering hospitality and beverages to the public within a health centre environment.
Our On-going management and use of E Procurement provides you with up to date information and reporting with built-in flexibility means that the service can always adapt to your needs.
Cleaning and waste management
Cleaning and waste management are both highly visible facilities services. You need a cleaning service that provides the right level of service at the right price for your organisation. We provide cleaning and waste services as part of our facilities management solutions. Our expert teams will work with you to examine existing service provision, specify appropriate service levels and implement the most effective solutions for you.
Our cleaning services cover all of the usual requirements including daily, weekly and monthly scheduled cleans as well as specialist and deep cleaning, window cleaning and gutter cleans. Regular audits will be carried out to ensure that the desired standards are being achieved and the client is invited to attend these audits whenever they like.
Similarly, specifying waste services is more involved than just having your bins collected. A waste solution might now need to integrate with your sustainability policy, business waste recycling targets and disposal streams. Our team cover all of these areas to design the best waste management solution to meet your
Reactive maintenance
Our flexibility means some customers come to us to handle helpdesk calls and pass on those job requests to their existing suppliers. Others utilise our extensive approved supplier base and mobile maintenance teams.
All breakdowns and other ad-hoc problems will be managed through our CAFM system. The system will log each incident to the appropriate building in a distinct method including: the floor level, the room, and finally the asset so a history is established over time. The CAFM system includes warranty details and dates when an asset was replaced so an appropriate response can be co-ordinated.
We effectively utilise our combination of our mobile teams and specialist sub-contractors to provide first response and rectification wherever possible. Where rectification is not possible, the affected area is made safe and a rectification plan agreed.
Each breakdown will be assigned a target response and rectification time as agreed with the client so progress can be monitored on a real-time basis. A report showing completed, overdue and pending tasks will be presented to the client at the agreed frequency.
Grounds maintenance & winter gritting services
Eric Wright FM can provide you with an all year round grounds maintenance service. No matter how big or how small, our experienced grounds maintenance supply partner can provide a full range of ground maintenance services to match your requirements. We have extensive expertise in working with public and private sector customers across the North of England to ensure that at your external grounds are kept in a healthy and aesthetically pleasing state as well as maintaining your duty of care to staff and visitors to your premises.
Our services include:-
- Seasonal planting, pruning and maintenance of your planted areas
- Tree surveys and high-level maintenance/trimming of foliage
- Grass cutting and edging
- Pesticide treatments where needed
- Winter gritting strategy/plan put in place ensuring that pedestrian areas and vehicle access are adequately gritted when the weather dictates
Security services
Manned guarding, key holding and reactive out of hours call outs are provided as part of our facilities management service. Utilising our specialist security partners who are SIA approved, we will deal with unplanned alarm activations, extended opening hours coverage and ad hoc emergency events. Similarly, security services are more than just responding as and when unexpected events happen, we provide on-site security including manned guarding and meet and greet concierge services.
Solutions to support our security services include CCTV and remote monitoring, alarm response and key holding.
