Overview

This scheme consisted of a new mixed use retail and residential development.

The retail part of the project comprised of five single storey retail units and a separate 2,700m² Booths store with associated storage and delivery areas.

The residential accommodation comprises of 24 two and three bedroom high specification luxury apartments over three levels above the retail units.

The existing car park has been re-graded and an upper deck constructed to provide additional spaces for customers and secure parking below for residents.  High quality public realm works include a range of hard and soft landscaped areas.

The project was delivered in phases with separate sections as follows:

Section 1: Retail Units 1-5 and Residential

Section 2: Unit 6 (Booths)

Section 3: Section 278 Works

Section 4: Remaining Works
The scheme included all incoming services and infrastructure.

Key Challenges

The site location was a key challenge on this scheme with project being undertaken in close proximity to a church, local businesses and surrounded by residential properties. The site entrance was located on a busy main road between Altrincham and Manchester Airport, making planning and logistics of paramount importance.

 

A further challenge on this scheme was undertaking two contracts for two clients at the same time. The Booths store was completed before the apartments and we worked with the Booths fit-out contractors to allow access to the store while we remained on site.

Added Value

We were able to add value to this scheme through closely working with the design team and incorporating changes throughout the construction programme.

The site team volunteered with the Friends of Hale Croft Park planting scheme and also donated new bins to the park. Additionally we carried out improvements to the landscaping at the neighbouring church.

During the scheme a number of Health and Safety educational visits were made to the local school.
