Overview

Senate Business Park is the redevelopment of a 10-acre site to provide a 170,000 sq ft manufacturing facility for Domino Printing Sciences PLC, part of the Brother Industries.

The Fletcher-Rae designed building will provide Domino with their UK manufacturing headquarters which will allow them to continue their growth as one of the market leaders in coding and printing technologies.

The specification includes:

  • 15,000 sq ft grade A office space
  • 140 parking spaces
  • 40m service yards
  • EPC A-rating
  • 500kVa power supply
  • 10 m clear internal building height

Fit out of new production facility negotiated following delivery of main contract.

Accommodation

170,000 sq ft building on a 10 acre site representing less than 40% site coverage. Accommodation includes a 15,000 sq ft ‘head office’ pod to include training and conference facilities in addition to key head office and operational office functions.

The site will benefit from 140 car parking spaces, provision for motorcycle and cycle parking, outdoor amenity space, gatehouse, weighbridge and 10 trailer parking spaces.

Key Challenges

Very poor ground conditions were encountered on this site with clay and sand which required lime stabilisation during the winter months. Due to the uneven levelling of the site a cut and fill was performed achieving a zero balance.

Added Value

The team added value to this scheme by working closely together with the client, offering value engineering alternatives and negotiating the CAT B client fit out. EWC incorporated an overlap with the CAT A works, reducing the programme.

Donations were made to a South Sefton Foodbank organised by site along with donations to Autism Initiatives.

A career workshop was held with 95 students from Saveio Salesian College to promote industry disciplines and several apprentices were employed on the scheme through our supply chain.

The site achieved a 100% recycling rate.
