Overview

This scheme for Maro Developments provides a new distribution centre for Matalan, the end user.

The facility has been converted to suit the client’s requirements and consists of a 10,000m2 extension to an existing warehouse facility and an extension to the existing offices.

The project also included a new transport office, entry and exit gatehouses, fire escape staircases, a new dock leveller and shelter, a new service road, a new concrete yard and hard standings, concrete retaining walls, a new substation and extensive attenuation and infrastructure works.

This contract was completed on time, whilst working adjacent to another contractor at Knowsley Industrial Park.

Key Challenges

This scheme was undertaken to an extremely tight programme on an operational industrial park.

There were also a number of legacy issues with the existing building which our project team were able to overcome.

There was an adjacent contractor and the team undertook weekly coordination meetings due to the close proximity and shared services.

Infrastructure works were also required for wider project development.

Added Value

Eric Wright Construction were able to add value to this project by offering alternative construction methods providing both time and costs savings.

This included a re-design of the internal concrete slabs delivering a slim down solution but still meeting the high loading criteria. The same process was applied to the external slabs.

We offered alternative weather protection for the existing structure replacing the proposed steel structure with sheeted scaffold protection measure resulting in a substantial cost saving and reduction in programme.

Early engagement of key supply chain members afforded the design approach to extensive cladding and interfaces to be rationalised.

We offered transparent and open approach to the development of the clients budget and the programme was re-aligned in consultation with the client, which allowed early access to the clients fit out contractors.

Client Feedback

“Once again this was a demonstration of forethought, strategy, expertise and teamwork by our advisors JLL and Ward Hadaway, in much the same way as our design and construction teams approached the development of the site.”
