Overview

One Hardman Street delivers a new five-story office building with full category A fit out.

The design creates a striking façade where high-quality metal panels contrast with simple black cladding. The surface reflects the sky and surrounding buildings, whilst the elevation detailing incorporates panels which match the window openings.

The new building is sensitive to its location within a conservation area, whilst expressing contemporary and individual character with a unique cladding and lighting solution for Spinningfields.

The building is secured with pad and beam foundations, steel frame and pre-cast concrete floors and stairs. The ground floor offers an entrance reception and meeting areas, whilst levels 1-4 provide office accommodation and the roof houses a terrace and screen plant enclosure.

Key Challenges

One Hardman Street is set in a constrained city centre location where site logistics were a major challenge. The site was on a major thoroughfare servicing Spinningfields and Eric Wright Construction was also working adjacent to another contractor refurbishing the former law courts.

We combatted these challenges through daily liaison with the client, ongoing communications with Manchester City Council and careful planning of safety, logistics and delivery management to ensure minimal disruption.

Added Value

The architect, Levitt Bernstein, had a vision for a piece of contemporary architecture with a unique cladding and lighting solution to maximise its visual impact.

Eric Wright Construction made this iconic design a reality through intensive design collaboration meetings, visiting fabrication shops and working with local manufacturers and our supply chain to produce a solution.

We worked with the architect to create this aspiration, maximising the appearance of the building whilst maintaining budget.

We also added value through the use of our local supply chain, minimising the projects impact on the environment and promoting opportunities to local companies and workers.

Client Feedback

“The building is the final piece of the Spinningfields puzzle - a dazzling office that is anything but corporate and proof that designing on a budget can still create something unusual and inventive.”
