Strategic estates advice
Eric Wright Building Consultancy works in partnership with clients to help them develop and implement a strategic estates plan, which integrates seamlessly with future goals and aspirations for their learning facilities.
An estates strategy is a medium to long-term plan which will help you identify what you need from your facilities, how you can achieve your needs and any potential challenges.
Furthermore, it provides a structured framework to support decision making, prioritising needs over wants.
We help clients identify challenges and how they can be factored into the strategy; from financial and legal issues to local community expectations.
Most of all, we’ll ensure your strategy is achievable, realistic and affordable.

Condition surveys
A condition survey is an essential tool to fully understand the condition of your estate or buildings and to assist with planned maintenance.
We have extensive technical knowledge and expertise to produce a tailored condition survey based on our wealth of experience in the Health, Local Authority, Education and Private Sectors. The survey uses our specialist team of Building Surveyors and Mechanical and Electrical engineers and can be based on any sector-specific standards including HESA, NHS Estate Code and DfES.
Our condition surveys include:
- Current building condition
- Costs to bring up to standard
- Future planned maintenance costs over a chosen period
- Recommendations, concerns, further action
Principal designer services
The new Construction (Design and Management) Regulations 2015 (CDM 2015) came into force on the 6th April 2015. The changes in the regulations affect all involved in the procurement and delivery of construction projects. Our current principal designers can offer a continued service as a CDM advisor to clients and designers who are unsure of their duties under the regulations
Education grant funding applications
Don’t leave it to chance, your grant applications need cost certainty.
We understand how onerous condition improvement funds (CIF) and voluntary aided grant applications can be and the amount of time and effort required in collating a professional bid with a credible chance of success. Our experts will establish the project need, remove cost uncertainty, provide a full specification costing and outline programme. Upon confirmation of funding, we would act as lead designer, project manager, contract administrator and principal designer in accordance with the Construction Design and Management Regulations 2015.
We write and submit bids at ZERO COST to the school. Our project delivery fees are incorporated into the funding application, which means no upfront costs to you.
